Everything you need to know before building your house

May 19, 2020

Building a house is a very important step in life, and even more so if it is the home of your dreams.

Having a home is not only a necessity, but can be a luxury depending on the area you choose to live in and the amenities of the location.

Whether you are building your home to move in immediately, or to have a vacation home, or for your retirement; there are certain things you need to know before you begin this process.

In this guide you will learn about what you need to know to build a house from scratch in order to make it a success.

1. Think about what you need the house for

One of the first things you have to think about is why you need the house.

Do you want it to live in? For a summer house? For your retirement? To be a rental house? It seems obvious, but it's important that you know the purpose of your property.

If you want the house to move in immediately, you need to think about the number of rooms, bathrooms, whether or not it will have a yard, etc. It all depends on how many people will be living in the house.

If you live with your partner and children, you will want them to have enough space for each other. On the other hand, if you live alone with your partner - or if it's just you - then you might want a small house adapted only to your needs.

Another option is that you use your house only for holidays. This is something very common in the southeast of Mexico, since many tourists come every year and prefer to have their own house to stay in.

You should make sure that the house is in an accessible area, close to the main tourist attractions.

Buying a residential lot is an excellent option, because they give you access to many additional amenities.

If you want to have a house for retirement, comfort and security are the most important things to consider, since this place will be the reward for several years of work.

But if you want to build a rental house, then you should do it in an area with a lot of growth and flow of tourists, because these places are where there is more capital gain and there will always be someone who wants to rent your house.

You should still consider whether it is better for you to buy a ready-made house, rather than building your house from scratch.

Make a list of the advantages and disadvantages of each so that you can analyze the situation and decide what best suits your needs.

2. Find the right land for you

Once you know what you want your house for, it's time to look for a lot that suits those needs.

There are two things to consider when you are looking for your land: size and location.

You should look for a plot of land that has the right size to build your house; consider whether you want it to have a patio, garden, if you plan to build a pool or some other type of exterior.

Another thing to consider is the size of your family in the future. If you don't have children but you are planning to have them, you should think about their rooms and spaces right now.

In fact, a common mistake is to not do this kind of planning and in the end have to move out of the house because you need space.

Location is another very important aspect: it is not only a matter of making your home as comfortable as possible, but also of being close to different types of services.

Make sure your lot is in a safe area, near hospitals, supermarkets, shopping malls, schools, parks, and other places of interest.

That is why we suggest that you look for residential lots in pre-sale, since they allow you to be close to all these services and you can also build to your liking and in an area of greater capital gain, without investing large amounts of money.

3. Create a budget

Once you know what kind of house you want and its location you can start creating your budget.

The construction companies will offer you several options and you only have to make some small adjustments. It is a good idea to create your budget even before you buy the residential lot.

This way you can better manage your finances, spending just the right amount of money for construction, and setting deadlines.

Our main suggestion is that you don't skimp on buying quality materials. Always look for the strongest because at the end of the day your safety is the most important thing.

It is important that within your budget you consider hiring an architect, who will help you with the design and details of your home.

4. Get the construction plans

And speaking of the architect, you'll need the building plans.

You have to hire an experienced architect to do the construction plans. It's up to this person to design your house the way you want it.

Here are some tips that will help you with the design of your house:

  • Search for architects online: Find out which are the best professionals in the area where you are going to build the house, check their portfolio and customer reviews.
  • Ask your family and friends: Trust is the most important thing in big projects, and that is why it is better if the architect you are going to hire has worked for one of your acquaintances.
  • Consider the experience of the architect: Someone who has completed several projects knows how to solve your problems efficiently.
  • Consider the experience in the city: It is much better if the architect has several years of experience in the city where you are going to build.
  • Choose 2 or 3 candidates and meet with them: This way you can compare their ways of working, the budget and see who can best shape the idea you have for your house.

Once you have chosen your architect you have to talk to him/her well, give him/her your ideas, let him/her give you solutions and let him/her guide you through the whole design process. The key is to have good communication so that everything moves in the same direction.

5. Look for the manpower

Once you've finished all the planning it's time for you to find out who's going to put the manpower in, to make your dream house a reality.

The best thing is to go with a builder who offers you all the masonry services, electrical and water installations, painting and all the finishes of the house.

If you do not know which builder to go to, you can ask for recommendations with the real estate agency where you bought the residential lot.

You should also take into account the legal papers that you are asked to submit in order to build. Usually the builder is the one who takes care of this part, so that you do only the minimum and do not have to worry.

The legal papers depend on the area where you are going to build, so investigate well what you need to have all the order.

In case you do not want to go to a construction company you will have to look for each of these services separately. You can use the same criteria to hire the architect, based on their experience in the area and their reputation.

You don't have to be on site all day supervising, but you do have to make sure that what you planned for your project is carried out.

In general aspects the process of building a house is as follows:

  • Cleaning the land: First the entire land must be cleaned up so that it can be built on without problems. This involves the use of excavators to remove stones.
  • Foundation: This is what will support the whole building and is therefore a fundamental part. The work on this part will depend on the size of the house and the design.
  • Leveling: The level has to do with climate and terrain factors, and it is the architect who determines how high the house should be to avoid flooding.
  • Water installation: Water installations have to be done from the beginning, because they are buried.
  • Details of the floor: Depending on the project is the type of floor that is put, if it is concrete and how thick it should be.
  • Lifting the walls and roof: This is one of the stages that lasts the longest, since it is practically finish the rest of the structure of the house.
  • Plastering: This is what the walls and ceiling of the exterior and interior match. There are several types.
  • Installations: You put the electrical installation, the contacts, the lights, the sinks, keys, etc.
  • Last details: Here is the painting and everything that is going to embellish your house.

The time it takes to build the house depends on many factors, such as size, finishes and labor. Be patient and stick to the plan you created.

6. Personalize your new home

At this stage your house is ready, and you only need to put the decoration, furniture and adapt it with all the comforts you want.

This part of the decoration can go to your creativity, or if you prefer to save a little time and effort you can hire an interior designer, to give that unique touch to the house.

Giving the house a good atmosphere is essential for you to feel comfortable in it, and it adds a lot of points if you are thinking of renting it.
